Program Manager, Technology Capital Builds

This role is for a Program Manager responsible for executing Technology Capital Builds at OpenAI. The role involves coordinating with various internal teams (Real Estate, IT, Security) and external partners to design and deliver technical solutions for facility build-outs, including offices, labs, and datacenters. Key responsibilities include ensuring secure and reliable network infrastructure, AV systems, and physical security, managing project scope, schedule, budget, and quality, and providing portfolio status visibility. The role requires strong project management skills, knowledge of construction processes, and vendor management experience.

What you'd actually do

  1. Ensure new sites launch with secure and reliable ISP connectivity, network infrastructure, and low voltage systems that are ready to support employees from day one.
  2. Deliver Capital Builds commitments through effective coordination across internal teams, construction partners, and vendors, achieving outcomes on scope, schedule, budget, and quality.
  3. Ensure AV systems across conference rooms, training spaces, all hands venues, digital signage, and wayfinding deliver a consistent and dependable user experience.
  4. Ensure access control, surveillance, and intrusion detection systems are integrated into the built environment and aligned with enterprise security requirements.
  5. Provide leadership with clear visibility into portfolio status, key decisions, dependencies, and emerging risks.

Skills

Required

  • Strong project and program management capabilities.
  • Strong knowledge of the architectural design process (schematic design, design development, construction documents).
  • Strong knowledge of commercial real estate construction processes.
  • Excellent written and verbal communication skills.
  • Vendor management experience (Vendor vetting, RFP and bid response, performance management, handover).
  • Ability to read construction and engineering plan drawings.
  • PMP or equivalent project management certification.

Nice to have

  • Understanding of mechanical power, cooling systems and capacity planning.
