Senior Global Transactions Manager - Data Center and Real Estate

This role is for a Senior Global Transactions Manager focused on Data Center and Real Estate deals. The responsibilities include structuring, negotiating, and closing complex real estate transactions, managing property agreements for data centers, offices, and labs, and coordinating with various internal and external stakeholders. The role requires extensive experience in real estate transactions, particularly in data centers, and strong negotiation and financial skills.

What you'd actually do

  1. Direct and supervise real estate transactions, collaborate on site identification and coordinate due diligence, negotiate data center leases, power and utility agreements, financing contracts, and other related documents.
  2. Structure and negotiate outstanding data center lease terms that align with NVIDIA’s operational requirements, financial objectives, and long-term business outlook.
  3. Coordinate transactions across NVIDIA’s office, labs, garage, and ancillary real estate portfolio, both domestically and internationally.
  4. Serve as the main liaison between NVIDIA and landlords, brokers, internal and external legal counsel, and technical advisors, maintaining alignment and clarity among all parties involved.
  5. Partner closely with Finance, Legal, Insurance, Tax, and other internal teams to manage risk, timelines, and internal expectations.

Skills

Required

  • 12+ years of experience in real estate transactions, encompassing substantial U.S. and international exposure, with an emphasis on data center real estate.
  • Bachelor’s degree or equivalent experience in economics, finance, accounting, real estate, or a related field.
  • Demonstrated skill in negotiating data center leases, power and utility agreements, and office leases, coupled with a strong grasp of cost factors, market conditions, and operational limitations.
  • Experience leading site selection and due diligence, including zoning, environmental, and utility considerations.
  • Solid understanding of real estate finance, legal concepts, and business fundamentals, with the ability to clearly communicate complex contractual terms.
  • Shown skill in directing and coordinating external consultants, brokers, legal counsel, and technical advisors.
  • Proficient in financial modeling using Excel and familiar with real estate accounting principles.
  • Successful track record negotiating across diverse cultures and global markets.
  • Excellent communication, collaboration, and executive-level presentation skills.
  • Ability to lead global transactions across time zones, with flexibility for evening hours as needed.
